South Africa Car Rental

I will not give you a list of the most popular car hire companies in South Africa because popularity and excellent service are not always synonymous. I will tell you what a good car hire agency should be able to do for you and then you can use that information to see whether any particular one meets those criteria.

A good rental agency will offer you a cover charge for periods that are longer than two days instead of the daily rates. The longer the period the lower the cover charge should become, that is when compared to the daily rate.

You might also want to know if the cars have any extra features that you are going to need. A good car hire agency will have roof racks for luggage and maybe sports equipment or extra storage facilities. They should be available if you need them even if they might not be for free.

You should also find out about the terms and conditions of insurance in relation to extra drivers. Registering extra drivers means paying an extra fee, but since you are leasing the car for a long period extra drivers should be registered for free.

A good car hire agency should be able to arrange your other requirements as well. That is book your flights, tours, cruises and so on. This will normally come at an extra cost to you of course. A good agency will explan the conditions of your lease to you in detail.

I’m particularly referring to the penalty clauses that most agencies tend brush over or briefly mention. You need to be aware of them and their implications. Even though I will not list the popular ones I will just mention them quickly Hertz, Avis, Budget and RAV are just some of the more preferred car hire agencies in the country. If you want to access them and compare them all at once just look up any of these:

Selling Property- House Selling

While winter months are not traditionally the time for buyers to be knocking down your door with an offer, it is still a good time to sell, if you have the right tools and techniques.

Creating a welcoming sight on a cold day is paramount. From a safe (snow-free) walkway to a wreath on your front door, winter curb appeal has many facets - most of them warm and cozy.

Quick Property Sale Tip 2

Arrange Professional Services and Paperwork

It is important to know which companies you will use for your professional services and selling paper work as early as possible to avoid any delays with your sale. Make a decision whether you will use an Estate Agent or sell you property via a Property Buyer , using a Property Buyer is always the fastest option. Also you will need to look at putting together a Home Information Pack which you can do yourself or via a professional company. You will also need a conveyancing solicitor who can help with the legal aspects of your sale.

This agent just shrugged his shoulders and replied, “One hadn’t found the right house yet. Two had some credit issues. One was waiting for her husband to get back from Iraq. And I never heard from the other three.” In response, the Broker said, “Well, that’s a great start. Give them a call today.” The agent stared in horror at his boss and confessed, “I don’t have that information anymore, I threw their stuff away. I didn’t think I would need it.”

* Set lights on timers if your home will be shown in the evening. Also have motion sensor lights in the yard to show safety measures.

* Place a cozy duvet or two on the beds and fold them back slightly.

* Fill vases with winter flowers to add color.

* Make sure every light bulb in the house works as planned to showcase your home.

Quick Property Sale Tip 5

Be Open To Negotiations

Your goal in trying to achieve a quick property sale is to secure a buyer that is serious and can move quickly. Within this there is likely to be some negotiation and if you can be flexible on price to secure the commitment of your buyer and in return for a quick completion this is often worthwhile.

Property Management Inc.

Real estate investments are a great way to make lots of money; however, there are things you need to ponder before you jump out of the frying pan and into the fire. This is never truer for someone who is purchasing property for the lone purpose of becoming a landlord. While there are great reasons to get involved with the rental property business, it does have some drawbacks and these drawbacks are not all financial either. Consider these things before you make your initial rental property.

Four Things To Mull Over Before Becoming A Full time Landlord

That is why molds should not be allowed to proliferate in your homes. Anyone could be at risk for diseases, most specially your kids. Molds are known to be a common microorganism that can be found in areas where moist is present. Hence, it is possible that they could exist in sinks, bathrooms, appliances and other damp areas of the house.

Since no one should give these opportunistic microorganisms to invade your homes, you can try to eliminate them or perhaps, reduce their numbers. To help you out, here are some simple concepts of how to eliminate molds in your homes:

Consideration 2 - Being A Mean Landlord At Rent Due Time

When you’re a landlord, you’ll have to be a little mean to get the rent. While most renters hand it over without any issue, it’s still the worst task a landlord has to undertake. Many landlords will use a property service management agency to deal with this issue. Keep in mind you will hear the sad tales about why a person doesn’t have rent but you still need to collect it. After all, your rental property is your business; if they don’t pay, you’re stuck on your bills. You may have to start an eviction process.

Consideration 3 - Always Repairing/Fixing Problems In and/or On Rental Property

When you’re a landlord, you’ll be responsible for the upkeep of the property. Don’t ever think you’ll find someone who will treat your property as you would. You’ll need to repaint the home and replace the carpet, perhaps doing this in between tenants. This is involved work that takes time, which also means your property will stay empty for some time and doesn’t bring in money.

Consideration 4 - Property Needs To Be Occupied

When you’re a landlord, you’ll always need to find someone in your property. When your property stays empty, you don’t make any money and are losing money. Make sure your unit is always filled with tenants and find tenants that don’t intend to move out in one or two years. A good way to do this is not to overcharge the prospective residents and keep them happy while they are there.

Rental property ownership can be rewarding monetarily; however, there is a lot of work that goes into it, more than people tend to give it credit. Your rental properties are a long-term investment and should always be in working order and profitable. If you wish to try your hand at becoming a landlord but aren’t too keen on the four aspects of the job, find a property manager that will do these services for you3. Maintain good ventilation- The more humid the place is in a room, the more build up in moisture. Therefore, it is important to keep cool air circulating indoors. If you are not using air conditioners (in ordinary weathers), open the windows and the doors. You can also use electrical fans to distribute cool air effectively.

4. Keep humidity low- According to the US Environmental Protection Agency (EPA), humidity indoors should be kept below 60%. You can ascertain this by purchasing a humidity meter. To keep it low, you need to minimize activities that could precipitate condensation. Venting heat-producing appliances like heaters, dryers and stoves can help a lot. You should also continue using air conditioners if temperature starts to rise. If you are cooking or taking a warm bath, turn on the exhaust fans.
